Covid 19 and Rental increase on shops

The question asked here is : Should rents go up in a pandemic?

There are several arguments here.

For the tenant:

1)If there is a long time lease of say 5 years or more there is a relationship now between the landlord and tenant lessor and lessee.

2) the Tenant has now been in an established business and created a goodwill for his/her clients

3) The community/ society looks in favour of tenants as they are the vulnerable parties
