You have requested from myself to prepare a letter outlining my position regarding the opposing side valuation report as of the 15th January 2021. You have also asked for me to find the comparisons between the two reports.

Adopting the sales figure

 

As per the Australian property Institute the Market value definition of an asset is the amount for which an asset should exchange on the date of valuation between a willing buyer and willing seller in an arm’s length transaction after property marketing wherein the parties had each acted knowledgeably, prudently and without compulsion.

 

Size and shape of land 

 

This property because of its irregular size of land and corner allotment location has/had potential to be developed when purchased and that is why the property has now been developed. The irregular shape is a developers dream. Whilst the subject property is not a perfect rectangular shape this type of shape is designed for development of two units.
